What is a REIT (Real Estate Investment Trust)?

REITs are capital market institutions which can invest in real estate, real estate projects, real estate based capital market instruments and rights. To carry out its activities, a REIT should establish and manage a portfolio.

A REIT is not allowed to carry out commercial, industrial or agricultural activities other than the activities which the REIT Communiqué permits. REITs are not allowed to carry out construction, to give consultancy and real estate agency services. Pursuant to the relevant Communiqué, REITs can establish ordinary partnerships for the purpose of carrying out a particular project.

REITs must be established in the form of joint stock companies. Existing joint stock companies can also be converted into REITs. Within three months following the incorporation date a REIT must apply to the CMB for initial public offering of at least 25% of its issued shares.
